CMBA Housing Connecticut Symposium

The Symposium is entitled “Affordable Housing - Show me the Money” Who has it? How do you get it and what’s being done with it? Come listen and find out! Panelists include Julie B. New Taxes on CT Home Buyers Pushed at Capitol 

In search of money for “Community Green Funds,” legislators and special interest groups are calling for up to a full, one per cent tax on purchasers of CT real estate.  The taxes are part of Senate Bills 46 and 834

The CT Association of REALTORS® strongly opposes conveyance taxes. The association just mailed an exhortation to all legislators on January 14 to reduce government spending to restore fiscal solvency and a long-needed real estate recovery. 

Ralph Eno, first selectman of Lyme, says a conveyance tax on the buyer’s side makes sense since the existing ones on sellers have been a problem, especially for seniors. Advocates hailed the bill’s virtue as a “local option” for each town to exercise, and for its $150,000 exclusion to protect first-time buyers.  Senator Ed Meyer of Guilford has also proposed a 1% buyers tax in SB 46 (without the exclusion).  Those speaking in favor of SB 834 at Monday’s public hearing before the Environment Committee included the CT Audubon Society, the CT Conference of Municipalities, the League of Conservation Voters, the CT Land Trust Alliance (the “voice for Land Trusts”), and the Nature Conservancy.

SRES is being held at the Bridgeport Board office on February 22 & 24. This designation addresses the fastest growing market in real estate and focuses on the needs of 50+ home buyers/sellers. If you want to specialize in the real estate needs of maturing Americans sign up today!  This course has been approved for 6 elective credits. 

Appraisal-1 is being held at the Gr. Hartford Association in West Hartford on March 1, 8, 15, 22 & 29. This course is approved for 30 hours of Broker Pre-licensing credit AND 6 hours of elective continuing education credit.

A compendium of REALTOR® views on all manner of real estate and housing issues has been mailed to every legislator and to the candidates competing in the February 22 special elections.  Whether the topic is smart growth, lead paint, work force housing, wetlands protection, or state budget policy, the Association speaks out clearly and convincingly in its 2011 Statement of Policy. Formulated by CAR’s statewide legislative committee and approved by the board of directors, the Statement of Policy PDF can be accessed by any member.

American Attitudes About Homeownership

2010 has been a year of real estate contrasts. While many consumers have taken advantage of Homeowners and renters agree that owning a home is a positive choice. A majority of homeowners and a sizable percentage of renters agree or strongly agree that owning a home provides a healthy and stable environment for raising a family (87 percent among homeowners and 64 percent among renters), that it helps them meet long-term financial goals (77 percent among homeowners and 55 percent among renters) and it helps them realize the American Dream (70 percent among homeowners and 48 percent among renters).

Most homeowners (95 percent) and renters (72 percent) believe that over a period of several years, it makes more sense to own a home than to rent. More than 8 in 10 homeowners (82 percent) and half of renters (50 percent) would prefer to buy a home if they had to move in the next six months. Furthermore, 78 percent of homeowners consider now a good time to buy as do 58 percent of renters.
