Legislative Update: Stream Flow Regulations Rejected

The Connecticut Association of REALTORS® was part of a coalition that worked together to ask the members of the Regulations Review Committee to reject the stream flow regulations proposed by the DEP during a meeting held Oct. 26th.  These regulations were “rejected without prejudice” due in part to so many different voices joining together in opposition. Part of the problem was that the proposed regulations would have placed a huge burden on all water suppliers even where there’s no indication of impaired flow.  Another problem was the fact that a request for a cost-benefit analysis from CAR during the “public comment period” was declined, resulting in great uncertainty for rate payers as well as municipal governments. CAR’s “Call For Action” had a terrific response, and we are pleased to have been a part of this collaborative effort. For questions, please contact Tim Calnen.

Are You a Gamer? Think You’re Smarter Than Your Fellow REALTORS®? Want to Eat Out for Less?

If you answered “yes” to these three questions, click here for CAR’s Legal Department’s QUIZ QUESTION #3. There will be a total of six quiz questions, two in October, two in November, and two in December.

CONGRATULATIONS to Lisa Trombly, our first winner! Every two weeks, all correct answers will go into a hat and the lucky name drawn wins a $25 restaurant.com gift card.

So, if you want to prove you’re smart and lucky and want to eat out for less, check this out!

Hotsheet Legal Tip

Agent’s Responsibility Regarding Fair Housing Rules

Federal and state laws, along with Connecticut’s Real Estate Regulations, tell us that discrimination in housing is prohibited. There are, however, some exceptions to those laws that apply to owner-occupied 1-2 family properties. Some landlords look to their agents for guidance on who they can legally reject as tenants, but those exemptions belong to the owner/landlord, not the agent. This means that the real estate agent’s job is to provide prospective tenants to landlords and it’s the landlords’ job to choose the tenant. Don’t let a landlord bully you into “screening” applicants for him – that is beyond the scope of your job as a CT real estate licensee.
