Beware Craigslist
Scam |
|
Several months ago the Association
warned members of a scam. The scam has reappeared
in a new variation. In this variation, listing
information including photos is gathered from an agents
or brokerage firm website and a fake Craigslist ad is
created advertising the property for rent, typically at
a bargain rental. The ad is accompanied by contact
information which includes an email address and a phone
number, which may be the agents or the owner’s phone
number. Email inquiries receive replies with and
elaborate story concerning the “owners” necessity of
renting very quickly. Of course, the scammer then makes
off with the deposit for the “rental”. Members should be
careful of putting too much information concerning their
listings out on the internet. Members should also
remember Connecticut internet
advertising rules that require the seller or landlord
agree to internet advertising. Members may wish to
reconsider advertising on websites that do not provide
security measures to wean out ads that are not
identified. Finally, if an agent begins receiving
inquiries concerning property for rent when the property
is really listed for sale, the agent should immediately
check Craigslist and other similar websites to insure
that their listing is not being misrepresented by a
scammer. Agents should also advise owners to refer all
inquires concerning the property, whether for lease or
rent, to their agent so as to avoid providing private
information to scammers or lending credence to lies told
to an innocent party. For further information contact

Hotel/Rate

The New England REALTORS® Conference (NERC) being
held February 2-3, 2010 at Foxwoods has been moved to
the Grand Pequot Hotel (was at the MGM Grand). This change in
venue lowers the overnight room rate from $150 to $89
and the registration fee from $125 to $100. If you have
already registered, please note that your hotel
reservation will automatically switch to the Grand
Pequot and you will be refunded $25 if your registration
fee has already been processed.

remaining public meetings scheduled by Governor Rell to
help chart the state’s future path to economic

commentary before this Economic Strategic Plan took its
shape. The Department of Economic and Community
Development has since posted the plan on their website
at http://www.ct.gov/ecd.

Disclosure Of Material Fact
Required
Connecticut Real
Estate Regulation (20-328-5a. Disclosure,
misrepresentation and advertising.) says that a licensee
cannot conceal a material fact in any transaction. This
means a real estate licensee must disclose all material
facts concerning a property to a potential purchaser. It
also means that a seller cannot order you to conceal
existing defects as that would have you violate your CT
Regulations.

Prices to Stay Stable, Says
Survey
Some 72 percent of
REALTORS® think home prices will either stay the same
(48 percent) or increase (24 percent) in the next six
months, according to HomeGain’s fourth quarter Home
Prices Survey of REALTORS®. HomeGain's third quarter
survey reported that 69 percent of REALTORS® thought
home prices would stay the same (46 percent) or increase
(23 percent) versus 47 percent of REALTORS® who thought
home prices would stay the same (36 percent) or increase
(11 percent) in the first quarter survey. Twenty
one percent of REALTORS® surveyed said more than half of
their transactions in the past three months involved a
first time homebuyer. Only 11 percent of REALTORS®
surveyed said that none of their transactions involved a
first time homebuyer. "The fourth quarter
HomeGain Home Prices Survey of REALTORS® shows that
REALTORS® believe that the first time home buyers tax
credit has driven sales and stabilized home prices, for
now. REALTORS®, however, expressed concerns about the
cost of the credit to tax payers and whether sales will
continue once the credit expires later next year and
additional inventory hits the market," stated Louis
Cammarosano, General Manager at HomeGain. "The vast
majority of REALTORS® expect prices to remain the same
or increase in the first six months of
2010.
