It Takes LITTLE Effort to Make a HUGE Difference

The first ever online auction benefiting the Raymond F. Hotsheet Legal Tip 

Broker’s Lien

A broker lien is a great tool to compel compensation from the seller who threatens not to pay the agreed-upon commission. The broker must be entitled to compensation without any contingencies, other than closing, under the terms set forth in the written contract between the broker and the property owner, buyer or tenant.  The broker must have recorded the lien with the town clerk where the property is located, before the actual conveyance of the property (except in certain circumstances).
